Selling and Buying, Part 3: House Hunting

If you haven’t checked out Parts 1 and 2 of this series, go back and visit those first. Otherwise, let’s dive into Part 3, which is “House Hunting”

House hunting in Atlanta these days “CAN BE” a stressful undertaking if you don’t have the right real estate agent on your side. The right realtor really can be the difference between you getting the house you want or not. 

The good news at this point is that we have your current home under contract with a 45 day close and 30 days temporary occupancy after closing. So, you have 4-5 weeks to secure your next home.  

We’re going to jump right into the house hunt now. Not only will we be shopping for homes on weekends, we’ll also be shopping on Tuesdays. Why Tuesdays? Because Tuesday is a great day to find homes that might have been overlooked by other buyers during the previous weekend or homes that we may have moved to the bottom of the list for one reason or another. We can go back and revisit these properties and avoid the pressure that comes from weekend shopping. 

Once we find the home that works best for you, we’re not going to passively submit your offer to the listing agent. I’m going to call that agent and build rapport with them as your advocate. Listing agents like to know the buyers agents that are submitting offers on their listings. This goes back to the relationships I mentioned in Part 2. 

Before you know it, you’re under contract and this is when our team jumps into high gear. At this point we need to make sure that this is absolutely the home you want to buy and that everything is squared away with your financing. The first part of that is the due diligence period. In our current market due diligence periods are extremely short. That’s why we will need to act fast to get your inspection scheduled and get the report back. My team will also be communicating very closely with your lender during this time to make sure that your financing is in good shape. 

Next comes the closing table! We will line up both closings so that you can move directly from your current home into your new home with no hiccups. It’s as simple as that.
